All-in pricing,
nothing to budget around.

One single monthly invoice replaces base rent, electric, internet, IT, cleaning, security, FF&E amortization, real-estate taxes, operating escalations, etc. The pricing below is comprehensive. No hidden fees. Just the number in front of you.

All figures indicative. Final terms subject to executed membership agreement. Term: 24 to 48 months. Security deposit: 4 months of monthly rent minimum, calibrated to financial standing of the company.

Per-property & per-term monthly rates, security deposit, and per-desk math will be confirmed in the formal Flex by Nomad term sheet — calibrated to the layout and modifications agreed in this proposal. Headline structure: 24 / 36 / 48-month terms, 4-month security deposit minimum, all-in monthly fee with no escalator surprises.

Compare to a direct lease at $80/RSF. A traditional 5,000 RSF deal would carry ~$400K base rent + ~$500K build-out + ~$150K FF&E + opex pass-throughs + 5 to 10 yr commitment + personal guarantee. Flex compresses all of that into a single price. Faster, lighter, and flexing your way.
